One question per page, answered from these docs, limits included.- How do you track non-conformities digitally in a factory? One register on the line: capture at the station or from a failed hold point, classify, issue to an owner, close on verified evidence, export the trail for ISO 9001, and where the formal management-review NCR stands today.
- What makes a defect record stand up in a dispute? The six things a defensible record carries (time, place, person, photo, status chain, an unedited history), what a phone photo does and does not prove, and how the register keeps all six without extra admin.
- How do tenants report maintenance without calling the office?A QR card at handover that logs the resident in with no password, the pending-request path for a stranger who scans a lobby code, what the tenant sees and cannot do, and why nothing is live until a manager approves it.
- How does a subcontractor answer their part of an inspection checklist?A share link scoped to the stretch between hold points, recalculated every time it is opened, with a due date, reminders, revoke and re-send; their No raises a defect exactly as an inspector’s would.
- How do you track overdue inspection items across a large site?Every failed check becomes a defect with an owner and a due date, an overdue rule chases it, one list shows what is open across every job, and the honest line on what IssuesId does not do: schedule the inspections themselves.
- How long should a construction defect take to close? There is no universal number, and why that is the wrong question: a due date set at issue, priority setting the clock, an in-progress stamp that measures from pick-up, an overdue rule that chases, and the Issued To report that shows ageing by trade.
- Who is responsible for defects after practical completion? The builder rectifies what is notified during the defects liability period, the owner’s side notifies and gives access, the contract sets the edges; and how the handover record keeps running with residents on QR cards, every item typed, and the builder still the party it is issued to.
- What should a construction defect report include?Ten fields on every line, from a number that is the same everywhere to the close-out evidence, why a report is really a filter with a date on it, and which of nine reports goes to the trade, the client, the committee or the auditor.
- How do you prove a defect was fixed? Two people and two photos: the after photo the trade must attach before they can mark the work complete, and a close-out by a different role with their name on it, with sign-off as a further step and nothing in the history edited away.
- What is a pre-completion inspection, and who attends it?The walk through a finished unit before PC, room by room against a checklist with hold points; the four walks in order (site team, client’s rep, purchaser, certifier); and how a Fail becomes a defect in the room rather than on a clipboard.
- How do you write a defect description a trade can act on?Write for the trade in the van eleven days later: what is wrong, where on the thing, how much. Six rules, the nine-word example, and why the room, trade and priority belong in their own fields.
- What can an owners corporation do when the builder will not fix defects?Turn the argument into a record first: dated written notices, access recorded, items typed as defect or maintenance, both clocks in view, and escalation to the state’s regulator with the register rather than a folder of emails.
- What is a rectification order in Victoria? An order from the Building and Plumbing Commission to fix defective, non-compliant or incomplete work, up to ten years after occupancy and reaching work done before July 2026, published on the public register until it is complied with.
- What should a builder do with a home warranty complaint notice in Victoria?Treat the 28 days as the whole defence: log the notice the day it lands, inspect inside a week, decide defect or not with reasons, reply in writing with a plan and dates, and fix it with an after photo someone else checks.
- What is a latent defect?A defect a reasonable inspection at completion could not have found, versus a patent one that it would; four examples; why the clock is argued from discovery; and why the evidence is made during the build by people answering a checklist.
